With the decision to remove GO 111, the Real-Estate on the west side of Hyderabad has seen tremendous growth and value. The GO111 was issued by the then TDP Government to safeguard Osmansagar and Himayatsagar lakes. Around 84 villages were covered with 1.32 lakh acres included. The rule states that no industries and large buildings were constructed within a radius of 10 kilometers from the lakes. This region is also called a buffer zone. But due to the protests by the people in that area, the incumbent TRS Government has revoked it by issuing a new GO69 in the place of the older one. GO69 has some relaxation compared to GO111. 

Due to the decision made by the government, the investors who wanted to buy land are now looking to make purchases in its surroundings. Areas like kokapet, Mokila, and Shankarpalle are also having massive demand as they are located in the west of Hyderabad. Most likely the demand will soon rise even more because of the new developments that are taking place. 

Developments in the Western part of Hyderabad 

1) Kokapet, Financial District

Kokapet which is located in the western part of Hyderabad has an average land value of 10crore per acre. Kokapet is a preplanned city having sophisticated roads and well-advanced technology. Kokapet is situated beside the ORR(Outer ring road) and financial district. Reputed real-estate firms like Myhome, and Rajapushpa have already made their investments there for the construction. Last year the TRS government. Several Tollywood stars are also holding land in Kokapet and its surroundings. 

Last year the government has given a green signal to conduct the land auction in Kokapet, surprisingly on average, each acre was sold for 25crore. The Rajapushpa realty got a plot for 99.33 crores.

2) Prestigious Institutions

The west part of Hyderabad has many reputed institutions like IIT Hyderabad, Indian School of Business, Gitam University, and many more. Schools like Birla open minds and Rock well International already have their presence. ISB is one of the oldest and most prestigious B-schools in India having only two branches one in Hyderabad and one in Punjab. Moreover, ICFAI is also one of the largest B-schools in India that too located in Hyderabad. From Preprimary to post-graduation the west has numerous choices to opt for. 

3) Employment

As far as employment is concerned, the west part will always stand at the top. Madhapur and Hitech city has the highest number of IT companies in Hyderabad. MNC companies like TCS, Infosys, and HCL have their offices in Madhapur. Recently the Telangana government inaugurated THUB 2.0 by the IT minister which provides commercial space for many startups and software companies. International companies like JP Morgan&Chase, S&P Global, Qualcomm, and AMD have their workspace in Hitech-city.

Medha rail coach factory is India’s largest rail coach factory situated in the west part of Hyderabad. Steel Industries like SAIL and TATA steel also have their existence.

4) Outer Ring Road expansion

With the overloading of the population and less area to accommodate, Hyderabad has a robust amount of growth in terms of area. The existing ring road had already drowned into the city. The new ring road will pass by Sangareddy, Shadnagar, Choutuppal, yadadri, and Gajwel. Especially in the west part, the expansion will be more. Recently union minister of tourism G. Kishan Reddy said that ” The 347 -km road will not only reduce traffic on ring road but will also generate employment and livelihood opportunities”. The estimated price for the construction of a 347 km highway may cost 4000 crores.

The Shamshabad airport is also located in the west part of Hyderabad near the regional ring road.

With all these developments and expansions, the west part of Hyderabad is thriving more than the remaining parts. The prices of Real-Estate properties are skyrocketing day by day to their peak. But having said that the GO111 is still under consideration due to pills in the High court. Many social activists are opposing the decision made by the government. But the areas like Mokila, Shankarpalle, and Kokapet have a clear edge in development in the future because these areas don’t belong to GO111.
